A World class, ILO compliant dormitory housing that will accommodate 6500 garment industry workers. Located within the Hawassa Industrial Park compound, on a 2.1 hectares land, the design challenge was to create a housing neighborhood that feels more like a modern apartment complex.
 
The resulting design features rooms with plenty of natural light, open courtyards, common spaces on each floor, multi-sports facilities, a learning center equipped with tablets loaded with courses on personal development, central courtyard with convenient shops, bank and grocery.
 
We feel workers will be happy in this housing neighborhood!

The Problem


High attrition rates preventing manufacturers from increasing productivity as well as shifts

Often, workers are tired leading to potential workplace injuries while operating sewing machines.



High cost associated with Bus transport subsidy offered by employers with poor ROI due to workers having to walk 3-5 KMs to and from the central bus pick-up location

Numerous surveys of workers have identified lack of affordable housing as the number one reason worker quit and return to the rural areas

The Solution


A pilot dormitory project that will house 6500 workers

Sports and learning activities for post work relaxation and metal stimulation



Project exceeds housing standards set by The ILO. In the near future, Cornerstone plans to build thousands of additional housing units with different mixes.
